A Spec Home, Miami’s Pal

A spec home completed this past summer in the Palm Island neighborhood of Miami, offering that Southern Florida indoor and outdoor living lifestyle, has come onto the market for $34 million.

Overlooking 100 feet of water frontage, the two-story modern house has 11,058 square feet of interior living space with eight bedrooms and eight-full-and-three-half bathrooms, according to the listing posted last week by Mathieu Rochette of Compass and Jeff Miller of Brown Harris Stevens.

With an asking price of $34 million, the Multiple Listing Service shows it to currently be the most expensive home on the market on Palm Island, a man-made, 82-acre island that’s one of the most exclusive neighborhoods in Miami Beach.

The first floor features a vast open living space furnished by Paris-based furniture brand Roche Bobois, an open chef’s kitchen and a prep kitchen, formal and informal dining rooms, a movie theater and a guest suite, according to the listing.

The second floor, accessible through a custom glass staircase or an elevator, has the main bedroom suite with dual vanities and showers, a floating tub and a bar.

Outdoors, there is an infinity marble pool with a Jacuzzi, a summer kitchen, a cabana and a sauna. There is also a guest house and a six-car garage, according to the listing.

“The house features the highest-quality finishes, high ceilings and views of the pool and water beyond.” Mr. Rochette said. “And the property sits on a wide lot, which is very unique.”

The developer, Pascal Nicolai of Sabal Development, purchased the waterfront lot in 2016 for $9 million via a limited liability company, property records show. Mr. Nicolai was not immediately available to comment.
